Under direction, performs routine building maintenance duties as required to maintain, repair and upkeep functional areas, and cleaning in buildings and adjacent areas. Follows prescribed written or oral procedures in performance of duties. Performs general maintenance duties as directed.

Required Qualifications
MINIMUM QUALIFICATIONS:
· High School diploma or equivalency diploma.
· Two years proven successful experience in maintenance work or in the building trade industry** is required.
· Must have knowledge of general maintenance.
· Valid driver’s license is required.
 
**Prior work experience with maintenance duties including electrical, plumbing, HVAC or construction background.
Preferred Qualifications
Should have a basic understanding of electricity and plumbing fixtures and have a demonstrable level of competence in equipment operation and knowledge of safety devices, use and procedure
Physical Demands
PHYSICAL REQUIREMENTS:
  • Must be able to stand, walk, bend, climb, crawl, stoop, etc.
  • Prolonged periods standing and walking are necessary.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to use and ride on industrial equipment as necessary i.e. forklifts, lawn and grounds power equipment, snow removal equipment as necessary.
  • Must be able to lift up to 50 pounds at a time.
  • Must be able and licensed to drive a vehicle

Typical Duties and Responsibilities
TYPICAL DUTIES AND RESPONSIBILITIES:
1. General maintenance and repairs on buildings, equipment, heating, air conditioning, ventilation units, and electrical and plumbing fixtures.
2. Routinely performs carpentry, plumbing and electrical work, changes bulbs, prepares areas and paints, assembles new equipment, uses power tools, operates pressure equipment, move furniture and equipment, picks up litter on campus grounds, and open/close building as needed.
3. Performs general maintenance and upkeep on college vehicles, tractors, and other grounds equipment.
4. Keeps work area clean and tools in good working condition.
5. Routinely inspects and performs the following duties: Checks and corrects anti-corrosion solutions in boilers. Replaces and adjusts belts and drives on HVAC equipment and pumps. Cleans and/or replaces filters in air purification and handling equipment. Inspects emergency lighting and exit lights. Check expansion tanks on all boilers and drain as necessary.
6. Performs tasks necessary for the safety, health, welfare and comfort of building occupants.
7. Assist in removal of snow from parking lot, walkways, and access drives.
8. Assists in setting up for special activities and is in attendance when necessary.
9. Performs custodial duties as necessary.
10. Is committed to providing quality service that meets or exceeds the expectations of internal and external customers.
11. Performs other duties as assigned by immediate supervisor.
